We are a private lender.

TOV (not T.O.V.) is a Hebrew word, which means “good”.
As a family, we have developed a framework for the kind of business and investments we want to do. We believe in our ability to see and partner with people. Not all strategies flourish on relationships, and some do more than others.
TOV Lending is a business that requires from us, as a private lender, to see who people are, their intentions, dreams, character and potential.
We want to do good business, with good people.
“When the righteous flourish, the city rejoices.”
What does “TOV” mean?
What makes us a private lender?
Our lending practice is operated and funded solely by our family. We are a team of three people, have successfully built and sold a financing company, and are dedicating our full attention to TOV Lending. When you submit a loan, draw request, or give somebody a phone call - you are always speaking to one of us.
As a Dallas-local family office, we combine what most builders and flippers look for in a lender: relationship, better rates, speed, and expertise.
In the 1980s, Gary Sutton started what grew to be the largest independently held leasing and financing company in the US tech channel. Jordan Sutton grew up and worked in the family company his entire adult life, while also advising lower-middle market companies for their exit strategies as an investment banker.
As a lender, we get to support people’s entrepreneurial journeys. Besides offering new loan solutions to our borrowers, we are also always available to advise them in their business and strategies.
